Looking to list your house or apartment on a short-term property rental website, such as Airbnb?

The city requires all residents who want to rent out a portion of their property for short-term rentals to have a short-term property rental permit.

Step 1.Check your eligibility

The City of Orlando has two main categories for Airbnb use: Home Share and Commercial Dwelling Unit

  • Home Share allows a homeowner or long-term tenant to rent up to half the bedrooms on the property, whether in the main house or in an accessory dwelling unit (aka, in-law suite or garage apartment). Home Share is allowed in all residential zoning districts. However, renting the entire property is not allowed under this program, and the homeowner or tenant must be present at the time of rental.

  • Commercial Dwelling Unit is more like a typical vacation or corporate rental. A homeowner or a business owner may rent out all or any part of the property. This is not allowed in residential (R) zoning districts; the property must be in O-3, any MU district, or any AC district. Municipal Planning Board approval is required for MXD-2, O-1, and O-2 zoning districts.

Step 2.Gather your information

To process your application, you will need:

  • Two proofs of residency, including a copy or photo of your driver's license and a utility bill
  • If you are not the property owner, a notarized letter from the property owner giving you permission to rent out rooms on the property for short-term rentals

You should also confirm that the total number of bedrooms listed with the Orange County Property Appraiser is correct.

Step 4.We'll review your permit

City staff will review your request and get back with you in three to four business days.

Step 5.Pay your fees

You will be provided a permit ID and link via email to pay your $275 permit fee.

Step 6.Get an inspection

After you have paid for your permit, a code enforcement officer will email you to schedule an interior inspection.

Step 7.Receive your permit

If approved, you will receive an email with your permit.

Step 8.Renew your permit

Permits are valid for one year. We will send you an invoice to pay your $100 renewal fee 30 days prior to your permit's expiration. An inspection is also required each year.
